NEW Fee exemption for real estate purchases:

Since April 1, 2024, buyers of real estate can be exempt from the land registry fee for ownership rights up to an assessment basis of €500,000 per person and from the fee for registering a lien up to a total assessment basis of €500,000 (1.1% of the purchase price or 1.2% of the lien value). If the assessment basis exceeds €500,000, only the excess amount is subject to the registration fee. However, the fee exemption is completely forfeited for assessment bases exceeding €2 million. Applications for registration in the land register must be submitted between July 1, 2024, and June 30, 2026. The exemption requires both registering the acquired property as the primary residence and relinquishing any rights of residence in the previous residence. For purchases financed by a loan, more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold or abandoned as the primary residence before then, the fee will be levied retroactively.
